Nestled at the end of a secluded cul-de-sac in Water Mill, New York, 140 Hayground Cove Road unveils a stunning estate bordering a sprawling 2-acre reserve complete with a serene private pond. Spanning over 12,000 square feet, the meticulously crafted living space boasts 6 bedrooms, 8 baths, room for multiple guest quarters, gym, as well as luxurious amenities including a pool, spa, sunken firepit, and tennis court. 1099 Willoughby Way is a 9,400-square-foot, Japanese-inspired residence set on 1.2 acres at the end of Aspen’s most exclusive street. Nestled against U.S. Forest Service land, the home offers unobstructed views of the Rocky Mountains and Independence Pass.
Created in collaboration with renowned firms Gabellini Sheppard and Design Workshop, the design balances refinement and rustic simplicity. The architecture honors Aspen’s natural setting by placing the landscape at the center of the experience. Sightlines are intentional—framing the outdoors as art, with a layout that offers uninterrupted views from the front entry to the back vista.
Inspired by the spatial rhythm of a traditional Japanese tea house, the home separates public, private, and guest areas to mirror the privacy and serenity of the surrounding forest. Our team worked closely with Pitkin County to preserve the native landscape and minimize environmental impact, ensuring the home blends seamlessly into its alpine context.

Mid-Century architecture inspired the vision for 287 McSkimming Road, located in Aspen’s East End. This 6,800 square foot residence sits on one acre with breathtaking views of four Rocky Mountains.
In lieu of working with a traditional architect for design and planning, we collaborated with millwork company, Henrybuilt as well as the world-class landscape firm, Design Workshop, to emphasize the site’s extraordinary view and West facing light. Single-floor living allows for user ease and comfort, with guest and auxiliary spaces consciously designed on separate floors.
Exposed structural elements and use of terrazzo floors and Tadelakt walls refine the interior spaces, while simple landscaping softens where the exterior space meets nature.
The project is the recipient of the World Landscape Architect Merit Award and Colorado/Wyoming ASLA Chapter Merit Awards in Residential Design.

97 Mountain Laurel Court sits at the end of a cul-de-sac in Aspen’s Mountain Valley neighborhood, backing up to US Forest Service land with dramatic views of Rocky Mountain’s Independence Pass. The private lot houses a 3,500 square foot single-family residence that offers a lot of bang for its buck. Due to tight restraints and a restrictive site, our job was to make a smaller home equally functional to its larger counterparts.
All of the home’s main rooms, including living, dining and master bedroom, exist on a single floor, with guest and auxiliary spaces above and below. The dining room is cantilevered over the rear of the home to mimic the feel of dining in a tree-house. Natural materials and large window expanses create a cozy seclusion from life down the mountain.

As a native New Yorker, working on an iconic Greenwich Village townhouse development was a great honor. Working with the Landmarks Preservation Commission, the 150-year-old facade was restored to its original grandeur with a completely new building constructed behind it.
The once multi-family dwelling was repositioned back into a single 7-story, 9,300 square foot residence with unparalleled views of Washington Square Park, The Empire State Building and One World Trade.
As the space planning process of vertical living differs from horizontal, public and private space were considered even more acutely. We focused on functionality foremost to ensure a comfortable layout amongst the seven stories. We also considered how the foundation would impact design decisions and how proximity to neighbors would impact overall use.
Working within the confines of building in an urban environment, the home was designed to invite the outdoors in.

In the early 90s, Joshua began his career in art, studying graphic design at The School of Visual Arts and Parsons School of Design. It was a time of exploration and submergence – into the New York City art scene – during which he worked at several prominent New York City galleries. Joshua discovered both his palette and perspective. He also confirmed art as a great passion, and discovered interior design as his true calling.
While studying at New York School of Interior Design, Joshua had the privilege of working with acclaimed designer Clodagh, where he learned one of his long-standing design ethos – the importance of evoking emotion through space. Joshua took this tenet into corporate work, supporting global architecture firm, Gensler, in their corporate, hospitality and planning groups. His final stint before going out on his own was as Managing Director of FirstService Colliers Consulting Group.
Que the creation of Good Property, a real estate development firm that has been specializing in the design and development of high-end luxury residences since 2009. His projects – in Aspen, Miami, New York, and The Hamptons – have been awarded numerous design recognitions for their forward-thinking innovation and classic aesthetic.

With over a decade of experience in real estate finance and development, Alaina is the Managing Partner of Good Property Company, where she leads investment and lending strategy across residential and commercial projects. She brings a combination of financial expertise, operational discipline, and strategic vision to structuring and managing capital.
Alaina has overseen a portfolio of projects representing over $200 million in costs, directing the full cycle of real estate investment — from financial modeling and securing equity and debt, to construction oversight, draw management, and successful project exits. She is recognized for implementing streamlined financial systems that reduce overhead, increase efficiency, and provide investors with clarity and confidence.
Earlier in her career, Alaina worked in international development on large-scale health, education, and gender equality initiatives across Africa and the Middle East. This global perspective continues to inform her disciplined yet human-centered approach to finance and partnership.
